Residential Buildings Insurance?

I am currently living in a flat and the Management company have been asked by the landlord to complete a Fire Risk Assessment but at the residents cost. Does anyone know if this should be covered within the buildings insurance and costs should be incurred by the Landlord and not the residents?


Answer: It's not covered by the building's insurance, but unless you have a lease that says you agree to pay for it, it's the landlord's expense, not yours.
 
 

Short Term Landlords? Insurance For Open Golf 10 Day Let?

Hi
We are renting our house out for the 10 days during this years Open Golf. We are doing it thro the official letting agent, therefore everything is legal and above board.
We have spoke with our buildings/contents insurer - Tesco and they have taken note of the period we will be out of the house and short term "tenants" will be in. But they will not cover the house for the 10 day period for accidental damage "when accidental damage has been caused by paying guests". Therefore if a glass / bottle of red wine is spilled on the carpet it will not be covered.

Does anyone know of any insurance company who will provide this short term cover.


Answer: Ask the service, if they are really a prof company that is something they should of discussed with you right away! The costs could be huge, as much as your getting from the tenants! Call them. I would not let people rent my home (if I owned one), without this being part of the service provided by the company.
People do not take care of things that are not theirs, you could luck out and get the best people in the world, you could get those who drink and throw parties and steal your stuff.
If I was you, I would put an age restraint. Over 40. Make sure all one of a kinds and personal effects are put in a nieghbors garage or take with you where your giong to stay, never assume its

UK Commercial Buildings Insurance ?

Hi,
I'm a tenant in a commercial property, the landlord has told me that i need to reimburse the costs for insuring the property, , however, the landlord has not asked for the insurance premiums since 2004 (the date i took up tenancy). I have now been handed a very large invoice for the past 6 years relating to this buildings insurance. I have asked for proof, i.e. receipt of the insurance that was taken out, But the landlord has said that the premiums were paid (they have no written proof), and therefore, i now need to pay.
can anyone shed some light on what my rights are in such a situation.


Answer: The answer will be in your tenancy agreement. Ask your solicitor to check it.

Buildings Insurance If Only Renting?

Hi,
Just wondering if anyone knew of any legal obligations that the landlord might have to insure the building? i.e. Do I need to get Buildings & Contents when getting insurance or just the contents??

How To Check If House Has Insurance?

I have a leasehold on a flat in a block owned by landlord who has freehold. He will not give us the buildings insurance details to make a claim and I am beginning to suspect there is no insurance. Anyone know how I can check this? Thanks


Answer: talk to a lawyer. i bet that would get your landlord to open his mouth faster.
